Purchasing a property – a flat, maisonette, bungalow or house – is one of the most important decisions you can make, so you may be well advised to have a RICS Condition Report carried out before you go ahead with your purchase. After all, it’s a big investment that you simply cannot afford to go wrong. What is a RICS Condition Report?
The Royal Institution of Chartered Surveyors (RICS) recommends different types of RICS home survey – RICS Condition Report, RICS HomeBuyer Report and RICS Building Survey – depending on the type of property you are thinking of buying. The RICS Condition Report is the most basic and lowest priced of the three levels of RICS home surveys available.
In contrast to a Mortgage Valuation which is prepared for your lender, the RICS Condition Report is an independent report prepared for you. It is aimed at conventional properties and newer homes in good condition, and provides:
- A clear and concise snapshot picture of the condition of the property you are considering buying, at the time of the inspection
- A summary of the key risks associated with the condition of the building and other matters including guarantees, planning and building control issues for your legal advisers
- A simple traffic light (red, amber, green) colour coding system to rate the condition of different parts of the building, services, garage and outbuilding, highlighting problems that require attention
- A basic level survey report that gives you an overview to help you understand the construction of the property you are purchasing, any urgent problems that need addressing and any areas of further investigation prior to purchase
- An economic report to provide you with important information at an affordable price. No advice or valuation is included but this can be provided as an additional service.
