Why do I need a valuation?
Most mortgage lenders will insist upon a property valuation as a precondition for the loan, to ensure there is adequate security in case of loan repayment problems or defaulting on the mortgage. In addition, there are a number of reasons why you may wish to get your own private valuation, such as:
Understanding the current value of your home before putting it on the market, or setting up a Shared Equity or Shared Ownership agreement
Valuations to satisfy your building insurance provider if they require an estimate for insurance and reinstatement costs
As an alternative to a property survey that would normally include a market valuation (for example, a home buyer surveyor full building survey)
Providing a property valuation to aid formal or informal marriage, separation or divorce proceedings
Valuing commercial property for purchase purposes or for transfer to a SIPP
Assisting in Probate and Inheritance Tax purposes, either for HMRC, a private sale or estate division
Won’t my estate agent provide a valuation?
Estate agents will carry out a market appraisal of a property, prior to listing it. Their figures will be based on their experience of similar properties in the local area, and it is likely that the valuation they arrive at will be influenced by their goal of attracting your business.
In sharp contrast, RICS Registered Valuers have to base their reports on factual information, and are legally responsible for the accuracy of the figures they provide. That’s why mortgage lenders will base their loan agreements on the opinions of a qualified valuer rather than an estate agent’s quote. What does a valuation report include?
The focus of the Valuation Report is to provide an accurate market value for the property. The calculations will be supported with an overview of the building’s condition and a brief description of any legal concerns.
