Commercial and Residential Property Valuations

Brian Gale Surveyors are a team of professional surveyors providing commercial and residential property valuations across the South East. Property Valuations provide, among other things, an accurate market valuation of the property, in order to ensure that the property provides sufficient security for the Mortgage Company to approve a loan. Getting a Property Valuation is an essential part of the property purchase and all professional chartered surveyors would recommend that you get both a Valuation and a Homebuyers Report or Building Condition Survey.

As RICS (Royal Institution of Chartered Surveyors) registered valuation surveyors we undertake valuations on both residential and commercial properties including for the following purposes:

  • Mortgage Valuation Reports.
  • Professional Valuations for sale, purchase, insurance, taxation (including Capital Gains Tax) calculations,MatrimonialProbate, legal or other purposes.
  • Advice upon Leases, rental values and rent reviews.
  • Advice on property development and Planning Applications.
  • Valuations on all types of residential and commercial property.
  • Valuations for Charitable Organisations in their acquisition or disposal of property.
  • Valuation advice on the extension of Leases on Residential Property under the Leasehold Reform Act. (A very specialised area of valuation – we have Surveyors who are experts in this field).

To discuss your valuation requirements in more detail simply get in touch with us today and we will be happy to help you with any questions you may have.

Surveying Services in the South East of England

In addition to professional property Valuations in Sussex, Surrey and across the South East, Brian Gale Surveyors also provide a number of other surveying services. These include, but are not limited to:

And much more.

Why do I need a valuation?

Most mortgage lenders will insist upon a property valuation as part of your contract, to make sure that they have good security over the property especially in the extreme event of repossession. However, there are a number of reasons why you may wish to get your own private valuation, such as:

• Understanding the current value of your home before putting it on the market, or setting up a Shared Equity or Shared Ownership agreement.
• Valuations to appease your building insurance provider if they require an estimate for insurance and reinstatement costs.
• If you do not want a full survey that would typically include a valuation (for example, a home buyer survey or full building survey).
• Providing a property valuation to aid formal or informal marriage, separation or divorce proceedings.
• Valuing Commercial property for purchase purposes or for transfer to a SIPP.
• Assisting in Probate and Inheritance Tax purposes, either for HMRC, a private sale or estate division.

Won’t my estate agent provide a valuation?

Estate agents will often carry out a market appraisal of a property, prior to listing it. These will be based on their experience of similar properties in the local area, and will to some extent be influenced by their goal of attracting your business.

RICS Registered Valuers have to base their reports on factual information, and are legally responsible for the accuracy of the figures they provide, and mortgage lenders will base their loan agreement on the opinion of a qualified valuer, rather than an estate agent’s quote. Our Surveyors are Chartered Valuation Surveyors and RICS Registered Valuers.

What does a valuation report include?

The focus of the report is to provide an accurate market value for the property, which will be supported with an overview of the building’s condition and a brief description of any legal concerns.

How long will it take to receive my report?

If you are happy with our quote, we can usually assess your quote and compile your full report within a week.
